PROPOSED NEW LOCAL STRUCTURE PLAN (LSP) – TO REPLACE AN EXISTING LSP FOR LAND AT LANCASTER ROAD, MCKAIL
COMMENT PERIOD
The City of Albany is inviting stakeholder and community feedback on a new proposed Local Structure Plan (LSP) – to replace an existing LSP, pertaining to land on Lancaster Road, Mckail. A LSP is a plan for the coordination of future subdivision and zoning of an area of land.
The existing endorsed Lancaster Rd, McKail LSP is recommending subdivision of the land at the R20 (average lot size 450m2) and R30 (average lot size 300m2) density.

A new proposed LSP, to replace the existing LSP, has been submitted seeking a lower density format, as follows:
- R2.5 (Min 4000m2)
- R10 (Average lot size 1000m2)
- R15 (Average lot size 666m2)
- R20 (Average lot size 450m2)
- R25 (Average lot size 350m2)
- R10/20 (A split density coding to allow for further subdivision when Gladville Road is extended in the property to the north.
The proposed LSP also seeks to introduce the following:
- Modified road layout to allow for east/west lot orientation (better solar access)
- Consolidation of Public Open Space into larger areas
- Larger lots in areas of steep topography
- Variation to proposed school location
- Deletion of commercial activities

Background
The land within the structure plan area is currently zoned ‘Urban Development’.
In accordance with the City’s Local Planning Scheme No.2, the objectives of the ‘Urban Development’ zone are:
- To provide an intention of future land use and a basis for more detailed structure planning in accordance with the provisions of this Scheme
- To provide for a range of residential densities to encourage a variety of residential accommodation
- To provide for the progressive and planned development of future urban areas for residential purposes and for commercial and other uses normally associated with residential development
- To protect land required for future residential development from noncompatible subdivision or development

Advertising/Submissions
On receipt of a structure plan, the local government must advertise the proposed structure plan for a minimum 42 days.
The City is undertaken the following advertising measures:
- Notification on the City’s website
- Documentation available at the City’s administration building
- Notice published in the local newspaper
- Letter to agencies and landholders
- Comments via an online submission tool
