Gazettal of new Local Planning Scheme No. 2

The City of Albany’s new Local Planning Scheme No. 2 has been gazetted by the State Government, resulting in the recission of the previous Local Planning Scheme No. 1.

This milestone achievement is the result of extensive collaboration and consultation with community, business and industry stakeholders, and relevant government agencies.

Local Planning Scheme No. 2 brings in updates like new zone and land use classifications, with some areas on the CBD outskirts switching from 'Light Industry' to 'Mixed Use', and the 'Special Residential' zone being removed.

Executive Director Infrastructure, Development and Environment Paul Camins said Local Planning Scheme No. 2 will enable the City to adapt to future population growth, balanced with managing impacts on our natural environment.

“The City wants to ensure that there is a plan for how our land is used in the coming years, that considers our growing population and diverse community needs,” he said.

“Local Planning Scheme No. 2 delivers on key community goals including planning for a compact city with diverse land, housing and future business opportunities, utilising existing zoned land for future development that limits urban sprawl and reduces impacts on our natural environment.”

Mayor of Albany Greg Stocks said Local Planning Scheme No. 2 ensures the City delivers on aspirations outlined in the Strategic Community Plan 2032 and Local Planning Strategy 2019.

“Local Planning Scheme No. 2 will assist the City in continuing to support the creation of vibrant, attractive and welcoming activity centres and business districts, supported by residential areas that are adaptable to future population growth and demand,” he said.

“This Scheme provides more opportunities for the delivery of a greater mix of housing densities and typologies in suitable areas, such as closer to the centre of town, in mixed use zones and near shopping precincts, which will also support the delivery of affordable housing.

“Having the City’s Local Planning Scheme No. 2 gazetted is a huge win for the City and a success that community will reap the benefits of for years to come.”
